BUSINESS DISCLOSURE & LIMITATION OF SERVICES
Handy Real Estate Services ("HRES"), a division of Handy Investment Group Holdings LLC, is an independent real estate investment support, transaction coordination, business operations, and administrative services company. HRES is not a licensed real estate brokerage and does not offer brokerage representation or brokerage services to the public. HRES does not independently represent buyers, sellers, landlords, tenants, borrowers, or lenders in real estate transactions; list or market real property for sale or lease; negotiate real estate contracts on behalf of others; procure real estate prospects for compensation; or engage in activities requiring a real estate license under applicable Texas law.
Separate Real Estate Licensure and Brokerage Affiliation
Kelli Handy, President & CEO of HRES, is individually licensed as a Texas real estate sales agent and affiliated with Texas Signature Realty. Any licensed real estate activities performed by Kelli Handy are conducted separately through and under the sponsorship of her licensed real estate brokerage, not through HRES. Engaging HRES for administrative or operational services does not establish a real estate brokerage relationship, agency relationship, or representation agreement with HRES or Texas Signature Realty. Engaging HRES does not establish a brokerage or agency relationship.
Scope of Administrative and Operational Services
HRES provides non-brokerage administrative and operational support to real estate investors, property owners, landlords, brokers, and real estate professionals. Services are limited to activities permitted under applicable Texas law and do not include independently representing buyers, sellers, landlords, or tenants; negotiating real estate transactions on behalf of others; or performing activities requiring real estate licensure.
Professional Advice and Client Responsibilities
Nothing contained on this website, in HRES marketing materials, communications, or service offerings constitutes legal, tax, financial, securities investment, or real estate brokerage advice. Clients remain responsible for their own investment decisions, due diligence, contractual obligations, negotiations, and transaction approvals. Where applicable, licensed real estate professionals, attorneys, accountants, financial advisors, and other qualified professionals remain responsible for services within their respective areas of expertise. HRES provides administrative assistance and operational coordination only and does not substitute for the professional judgment, supervision, or representation of appropriately licensed professionals.
