To initiate your file, we require a 50% non-refundable deposit upfront. In the event that your deal falls through prior to issuance of "clear to close", the remaining balance will not be charged. Deposits are non-refundable due to services already being rendered.

This consultation is for clients who have already submitted a deal to H.I.G.H. Transaction Management Services and need additional guidance, clarification, or planning for another deal outside of the existing transaction. (File submission is free to review, this fee only applies to files outside of your current deal).

We ensure a seamless transition after every transaction. From residential to complex commercial properties, our team handles all post-closing details including document recording, lien releases, POA/authorizations, HOA, Insurance, final settlements, and regulatory compliance. *Process can take up to 45 days.
We connect motivated sellers with investors and earn a referral fee only when a deal successfully closes. Our goal is to make creative deals easier for everyone involved. Our sourcing services are limited to identifying potential opportunities and facilitating introductions.
This program is designed for investors and clients with consistent volume-based deal flow at discounted rate, who seek a collaborative relationship rather than just a transactional service. Our partners receive prioritized support, streamlined processes, and partnership-based pricing built on trust, consistency, and mutual growth.
Tenant screening (credit, background, eviction & income verification). Drafting or reviewing a state-compliant lease agreement & amendment. Collecting and securing deposit and first month's rent. Coordinating signing (in-person or electronically). Providing landlord with all tenant documents & payment summaries.
